If the loan can be done, I can do it.

My job isn't to hand you a menu of programs and let you pick. It's to understand your situation well enough to build the right loan for it — and then walk you through exactly why it works.

The Work

It's not a loan. It's strategy, scenario planning, and problem-solving.

Most people think a mortgage is about finding the right program. It's not. It's about knowing how to put a puzzle together. What's motivating the home purchase? What are the limitations? What are the resources? How does credit, income and debt to income play into the big picture? How will  underwriting look at the facts of the file and do they see the same picture I see?  All of this helps me  structure the loan so it closes and funds. That's the skill. The program is just the vehicle.

I've been doing this since 1998. I've seen every kind of file: the straightforward ones, the complicated ones, the ones other lenders said couldn't be done. What I've learned is that most of the time is, there's a path. It just takes someone willing to look for it, run the scenarios, and do the work to get there.

Scenario Planning

Before we commit to anything, I run the numbers multiple ways. What if we wait 60 days? What if you pay down this account first? What does the payment look like at different price points? You make better decisions when you can see the full picture.

Loan Structuring

Getting approved isn't just about qualifying — it's about qualifying in a way that actually serves you. I look at how your income is documented, how your debt is positioned, and how to present your file so underwriting sees what I see.

Problem Solving

Files get complicated. Credit issues, self-employment income, gaps in employment, unusual assets — these aren't dead ends, they're puzzles. I've spent nearly thirty years learning how to work through them.
